This is a common question that is asked by our customers when we visit them for our initial roofing consultation. We have found that numerous local roofing contractors just try to persuade the customers to purchase a roofing service from them without actually taking the time to explain the benefits or risks with that service.

 

Complete Tear Off is the Proper Roofing Service

Brothers Roofing will almost always advise its customers to complete a full roof replacement, as we believe this is the service that will be most beneficial to our customers, as well as potentially more cost effective than just installing a new roofing layer. This is costlier than installing a new roof initially as it requires removal of your old roof as well as proper disposal of these materials. In the long run, problems with your old roof may arise that could have been taken care of with the initial work yet will force the homeowner to have to work through two layers to fix these issues. Removing old roofing shingles allows us to fix any issues you may have had on your roof - flashing needs to be inspected and any soft plywood needs to be replaced before a new roof can be installed. 

 

Cons of a New Layer of Roofing

There are several reasons we point out to our customers to sway them away from installing a new roof over their existing roof.

  • Old Roof Damage - Wear and tear may have damaged your old roof and we  may not be able to fix these issues without removing large portions of your old roof
  • Weight - The weight of your old roof along with the added weight of the new roof may compromise the structural rigidity of several areas on your roof
  • Ventilation - An additional roofing layer impacts proper ventilation
  • Warranty Issues - Manufacturers often do not want to warranty their shingles if they are installed on top of an old roofing layer
